About this area

Marbella East and Los Monteros are coastal construction. Salt air, wind and proximity to the sea change the envelope: metals, renders, windows and the way wet rooms meet the outside. A specification written for a mountain plot in Benahavís will not last here without being rewritten. We specialise in the technical envelope of beachfront and near-beach houses — not because the architecture is simpler, but because the environment is more aggressive. Elviria and Hacienda Las Chapas sit in the same eastern belt: residential streets, community rules, and houses that still need full installations, stone and joinery executed by one team. Integral renovation on this coast often means replacing electrics, plumbing and climate entirely rather than patching, then rebuilding insulation, waterproofing and exterior render so the new finishes have a dry, level base. New build means the same envelope thinking from the first slab. In both cases Realta works as principal contractor with our own trades. The Costa del Sol is not one climate. East of the centre, saline exposure is the fact that decides materials and detailing before anyone talks about the view.

Generic copy says “beachfront construction.” What that means in Los Monteros is an envelope specified for salt — metals, waterproofing and render that are not the same as a Sierra Blanca hillside house.
