The Realta Method

Seven phases, the same on every project. The budget is frozen before work begins, and one person answers for the site throughout.

    Initial meeting and vision

    We listen to your vision and visit the property, with no obligation and in complete confidence. In this first meeting we also define whether the project needs an architect or interior design, where we collaborate with the best studios on the Costa del Sol.

  2. 02

    Concept and estimate

    With your vision on the table, we plan materials, specifications and layout, and present the preliminary design together with an honest cost range, before you sign anything.

  3. 03

    Budget and contract

    Line by line, with deadlines and conditions closed in writing. The budget is frozen before work begins.

  4. 04

    Planning and licences

    We handle permits, coordination of technical consultants and the construction schedule before touching the house.

  5. 05

    Execution

    Our own teams across the whole site, under a single technical management. Laser levelling, zero tolerance for deviations and continuous quality control.

  6. 06

    Finishes and systems integration

    Premium materials installed with the precision they were conceived with: geometrically precise surfaces, large-format porcelain, bespoke joinery and advanced home automation.

  7. 07

    Handover and extended warranty

    Joint walkthrough of the works, house manual and signed warranties: five years on finishes, ten on structure. And we remain available.

No. Structure, masonry, carpentry, electrics, plumbing, stone and finishes are executed by Realta's own team, under one technical lead.

Yes. We act as principal contractor and execute the design of your architect or interior designer. The basement and bathrooms at QSJ were built by us to an external interior design studio's design.

Most of our clients do. We report on an agreed rhythm, and there is one person answerable for the site throughout.

Scope, time and budget

A new build from ground level can run up to two years. Renovations vary with scope: some are a matter of weeks, others several months. The six bathrooms at QSJ took three months. We give you a dated programme with the budget, before anything starts.

Broken down chapter by chapter and item by item, signed before work starts. Monthly certification of what has been executed. No variation without written approval.

No. We work on whole properties, as principal contractor. We do not take subcontracted packages for other builders.

Marbella, Benahavís, Estepona, Sotogrande, Nueva Andalucía and the prime residential areas of the Costa del Sol.

Yes. We visit with you, examine structure and installations, and tell you what the work would involve. Sometimes the answer is that the house is not worth it.

Licences, guarantees and handover

Yes, through our own legal team. Filing, follow-up and documentation are part of the contract.

Five years on finishes, four beyond the one-year legal minimum, and ten years on structure, signed in writing, on everything executed by our own team. Plus a scheduled technical review after handover.

A final walkthrough with you, complete documentation, warranties and technical certificates, and a scheduled technical review during the warranty period.
