New Build vs Integral Renovation in Marbella: How to Make the Right Decision for Your Property

This is the question we are asked most frequently by property owners on the Costa del Sol. The intuitive answer — that new build is always superior — is often wrong. The correct answer depends entirely on the specific conditions of the plot, the existing structure and the owner’s objectives.

When new build is the right answer

If the existing structure has fundamental limitations — inadequate floor-to-ceiling heights, structural elements in positions that prevent the desired layout, an orientation that cannot be corrected — then renovation will always be a compromise. Starting fresh allows full design freedom and the integration of current construction standards: insulation, thermal bridging, acoustic performance and smart home systems from the foundation upward.

New build also provides a clean warranty structure. With no pre-existing conditions to inherit, the 10-year structural guarantee under the LOE applies to every element of the building.

When renovation delivers greater value

Many properties on the Costa del Sol — particularly in established zones like the Golden Mile, Sierra Blanca or Guadalmina Baja — sit on mature plots with established gardens, mature trees and planning rights that would be difficult or impossible to replicate in a new build. Demolishing and rebuilding means losing all of that accumulated landscape value.

Additionally, renovation avoids the lengthy planning permission process for new construction. In the right property, a complete internal transformation — new layout, full replacement of all installations, premium new finishes throughout — can achieve a result indistinguishable from new build in a fraction of the time.

The cost reality

A full renovation of a 500 m² villa including demolition of all existing finishes and full replacement of installations typically costs between €450,000 and €850,000 at Realta’s standards.
