A fixed budget that stays fixed

We refuse to begin construction without a fully defined, technically measured project. Every partition, every linear metre of MEP, every material specification is documented before the contract is signed. Scope changes are proposed in writing and approved by you — never imposed.

The perfect canvas principle

Before any premium finish is applied, we establish geometric precision using laser-based layout and levelling. Marble does not forgive imperfect surfaces. Neither do we. Every millimetre matters.

Technical documentation you can rely on

At handover, you receive as-built drawings, material datasheets, MEP operating manuals and a 5-year extended warranty on finishes — 2 years beyond what Spanish law requires. Your property is an asset. We protect it accordingly.

I have a plot but no architect yet. Can Realta help?

Yes. We work with a network of architects and engineering studios and can coordinate the full design and technical project development before construction begins. If you already have an architect, we integrate with their team as the construction arm, ensuring that what is designed can actually be built — precisely and on budget. Our role is to bridge the gap between design intent and technical reality.

For a high-end villa of 400–800m², the construction phase typically runs 12 to 20 months, depending on complexity, materials lead times and the scope of custom elements. Prior to construction, the design and technical project phase adds 8–12 weeks. We provide a signed construction schedule at contract stage — and our in-house model gives us significantly more control over that schedule than firms that depend on external subcontractors.

‘Turnkey’ in our contracts means we deliver a fully finished, habitable residence ready for occupation or furnishing. It covers all structural works, MEP installations, interior finishes, exterior works within the agreed scope and a complete technical handover package including as-built drawings, system manuals and extended warranties. What it does not automatically include — and we are explicit about this — is interior design and furniture, landscaping, and administrative or notary fees. These can be added by agreement.

Yes. We have direct experience building in La Zagaleta and other high-regulation zones on the Costa del Sol. These areas have specific building codes, aesthetic requirements and logistical constraints that require deep local knowledge. We master the specific permitting process for Europe’s most exclusive resort and have managed the full lifecycle of projects on mountain terrain with restricted access, complex topography and strict architectural guidelines.

Because our site supervisors, engineers and builders are all part of the same team, we resolve unexpected conditions faster and more efficiently than firms that rely on third-party consultation. Any change to scope is documented, priced and submitted for your written approval before work proceeds. We do not implement changes that affect your budget without your explicit sign-off — regardless of how minor they may seem

Smart-home systems, home automation, HVAC zoning and architectural lighting are planned and coordinated during the technical project phase — before construction begins. This is critical: retrofitting technology into a finished villa is expensive and often compromises aesthetics. Our MEP coordination process includes full clash detection between structural, electrical, plumbing and smart systems, so everything is designed to work together from the first drawing.

Every new-build project includes the statutory warranties established under Spain’s LOE building law: 1 year on finishes, 3 years on MEP systems and 10 years on structural elements. In addition, Realta voluntarily extends the finish warranty to 5 years total — two years beyond the legal requirement — for all elements executed by our own team. At handover, you receive a complete technical dossier with as-built drawings, material certificates and operating manuals for all installed systems.
