Benahavís (Mounta)
Technical Shell Execution for Montua Luxury Villas
Challenging the mountain terrain of Benahavís. A complex execution of technical envelopes and structural reinforcements for a 1,200m² villa on a 45-degree slope.
The Challenge
The Orography Paradox
Building a high-end villa on an extreme 45-degree slope in Benahavís requires more than architectural vision; it requires structural mastery. The primary challenge was ensuring a perfectly level and stable base in a terrain with zero tolerance for movement.
Logistical complexity was at its peak: managing more than 400m² of technical envelopes and high-density insulation while coordinating material verticality on a restricted mountain plot. Every millimeter of thickness in the walls and ceilings had to be audited to ensure absolute verticality for the subsequent luxury finishes.
Invisible Protection
-
01
GLASROC Shielding
Installation of fiber-glass reinforced GLASROC boards for all exterior ceilings. This ensures 0% deformation against mountain humidity and extreme thermal changes, providing a base that lasts decades.
-
02
Laser-Aligned Planimetry
Execution of internal drylining and plasterwork using total-station laser leveling. We delivered walls ready for high-gloss lacquer finishes, eliminating the need for carpentry adjustments on-site.
-
03
Thermal Integrity
Creation of technical chambers with high-density rock wool. This provides a Grade A+ building envelope, critical for energy efficiency in large mountain villas with wide structural glass openings.
Technical Data Sheet
1,200 m² of technical surfaces
Over 390m² of laser-leveled ceilings
ISO-certified sound decoupling
Multilayer hydro-repellent renders
In-house staff (0% subcontracting)
Seismic-resistant reinforcement
Engineering Conclusion
Realta Constructions demonstrated once again its leadership in the execution of technical luxury projects, achieving a level of geometric precision and structural control that ensures the property's value for the long term.
