A radical transformation of an obsolete basement into a world-class leisure hub. Solving the engineering paradox of uniting a high-humidity Spa with a dry acoustic Cinema.
The Challenge
The Engineering Paradox
The client required two opposing environments in a single underground space: a High-Performance Spa (generating significant heat and humidity) and a Professional Cinema (requiring absolute dry acoustics and silence).
The existing basement was obsolete, featuring low structural clearance and lacking pre-installation for heavy MEP loads. The challenge was to execute massive demolition and structural reinforcement without compromising the luxury finish or affecting the upper floors of the residence.
This required surgical precision in demolition and a complete rethinking of the space's "invisible architecture"—ventilation, waterproofing, and sound isolation.

Acoustic Engineering
Implementation of a comprehensive "Mass-Spring-Mass" system using ACUSTIDAN, ROCDAN, and M.A.D.4 membranes. This created a "floating box" for the cinema, completely decoupling it from the structure to prevent vibration transmission.

Wet Room Mastery
Construction of a custom-built jacuzzi and steam room with multi-layer technical waterproofing. We ensured zero leakage risks in a subterranean environment before applying the delicate handcrafted Zellige finish.

HVAC Integration
Installation of 5 independent ducted AC units with AIRZONE linear grilles. The entire system was hidden within bespoke lighting coves to maintain aesthetic purity while managing the complex climate demands of a spa and cinema.
Noble Materials
Execution of complex finishes that require millimeter precision in handling and installation. The design by Pedro Peña demanded flawless transitions between materials.
