In most comprehensive renovations of the scale we work on, it is not advisable — and often not possible — to remain in the property during construction. Demolition, structural works and MEP replacement generate conditions that are incompatible with habitation. We can discuss phased execution for specific cases, but we will always give you an honest technical assessment of what is feasible rather than a commercial answer designed to ease the sale.

Absolutely. We regularly work as the construction arm for projects whose design has been developed by external studios — including our ongoing collaboration with Pedro Pena. What we require is that the design is sufficiently detailed and technically resolved for us to price and execute with precision. If the design is still at concept stage, we recommend completing the technical project phase before signing a construction contract — this protects both you and us from costly ambiguity.
